AEDAS Homes’ Study of New Construction Demand

Flats become the rising star of the new housing construction market.

Brand new apartments have become the most sought after commodity in the new housing construction market, according to the ‘2º Estudio AEDAS Homes de Demanda de Obra Nueva’ research study (2nd AEDAS Homes’ Study of New Construction Demand) prepared by the developer during the first half of 2018. The percentage of potential buyers who opt for high-rise housing amounts to 86.1% of total buyers.

The second-most sought after feature sought by buyers are houses with attics, a feature required by 7.6% of customers in the first half of the year. Requests for villas accounted for another 4.4%, and requests for ground floors with a garden only accounted for 1.9%.

Regarding the number of bedrooms, almost half of all demand continues to require 3 rooms, while almost a third requires 2 bedrooms, and 19% choose 4 bedrooms.

Profile type: Spanish woman, married and 35 to 44 years old.

AEDAS Homes, which sells housing in the 5 main residential markets of Spain (Madrid, Catalonia, Levante & Baleares, Costa del Sol and Seville), launched the second edition of this demand profile, which is defined as a Spanish woman, married, between 35 and 44 years old and with an average budget of 346,530 euros.

The report was prepared from a large sample of almost 12,000 high-quality contacts that registered on the promoter’s website, through their call center, and at their sales offices; compiling the data of more than 500,000 unique users who visited the aedashomes.com page between January 1 and June 30 of the present year.

Budget of between 250,000 and 300,000 euros

The average budget of potential buyers reported by AEDAS Homes has increased by more than 11,000 euros. During the first six months of 2018, the average budget amounted to 346,530 euros, a 3.5% increase over the average of 334,963 euros last year. In this sense, the predominant profile–42%–moves in the range of 250,000 to 300,000 euros, 10 points more than in 2017.

“This second study on the demand for new construction allows us to obtain very detailed information on the evolution of the needs and tastes of potential demand.
